Regarding suggested areas i would like to see a semar held Wolverhampton/Birmingham area if at all possible. It may even be a little bit warmer up here for you.
Surely 18 deathpledges (look up the etymology of mortgage) over one year is a bad idea, considering capital gains will be nil at best, more likely negative for the next couple of years?

I'd like to see your analysis of BMV and other oppertunities around Cambridge!!!
Everything I look at gets snapped up at asking price, or gets BID UP by investors!!!
Even tried looking around a bit like Huntingdon lower cost areas – seems pretty bloomin competitive to me!!

Yes, most of Cambridge is tough to make the yields work, in our experience, as the values are pretty high
Some may argue that capital growth may be better than other areas of the country, like London
Though looking to places like Huntingdon is a good move if you are looking for higher yields
We've looked into Huntingdon and know it well and there are some higer yielding areas there and some of our students from our masterclasses invest there
Start with the Oxmoor estate/area and see if you can find the right balance between a good gross and net yield there
And regarding properties being snapped up: it is generally as simple as this: there are always 'bottom drawer' deals out there [in our experience at least 1 deal of the century gets snapped up every week [we don't get them all!] and we are currently doing agreeing around 10-12 deals per month 25-50% BMV. THe question is: are you a 'chancer' or 'banker' with a particular agent yet? If you are: you'll see these deals daily and get a chance to buy them: if not: you need to keep going and building relationships with the agents until you are

Hiya, love ur website and feel all inspired. This is something i've wanted to do for a long time. My husband is in a secure job that he hates and needs convincing that this would be a wonderful change – if he would only stop procrastinating!
The only risk he's ever taken is marrying me!
Got an uncle living in 2 bed terraced council property worth just over 100k and maybe have an opportunity to buy it for/from him at under 30k. This would give great equity. We also a own a house with 250k equity so i guess i need ur expertise to help me/us to take that first leap!
What would you suggest if you were in my shoes? I do intend to buy ur book for him.

A Northern event would make life so much easier. I've tried twice to make a London saturday event and failed. Anything Northern (Liverpool/Manchester/Leeds/Newcastle) would be very helpful
