Here is an update on my Progress:

• House 1 – tenants in
• House 2 – Tenants in next week
• House 3 well into the Refurbishment – changing it from a 2 bed to a 3 bed.   – due to finish end of next week.  Had a few unforeseen issue here……..hey ho good job I had a contingency in the budget!!
• Offer accepted on House 4 – Repo – due to Exchange this Friday
• Offer accepted on House 5 – Probate don't know Exchange date yet, but hopefully next week
• Been to see 2 houses today – put an offer in on one, another Repo – waiting to hear outcome.
• We are JVing on House 6 with our friends – the mortgage is going to be in there names and then Richard and I are going to have a charge on the property.  I am doing this through Sarah Miles (thanks Mark).  Our friends want to do 2 with us jointly and then would be interested in doing some more with sole ownership.  Our friend is a senior Risk Manager in RBS!
• Have an armchair investor lined up ready for me to Package a deal for him – he wants the next one and is very keen.  Got his deposit money organised!! – I found him via the Progressive website!!
• £20k investment organised with my parents – paying them 4%
• At very early stage discussions with another potential -armchair investor (city worker) whom has a fair bit of money to invest and loved my spreadsheets…………we are getting some feedback from them next week, so hopeful he might like to do one or two at least!.
• Set up Alton Property Partners Ltd – so this is completely separate from our other family business, but still keeping the link.  Company has been registered, logo agreed.  Just need to sort out the telephone number now so I can get the business cards etc organised.
• Planning to approach Richard's contacts to see if they are interested in investing – both live in Nottingham are businessmen and one in particular has previously invested in property, so thought I might just let him know what we are up to!!
• Our Refurb Manager wants to JV on a house with us – he just needs to sell a shop first!

Think thats all for now!
All are being purchased via the conventional route as they haven't been good enough to do a 'No Money Down' Option.- hence the reason I am seeking out more people to package / JV with.
