This covers the total running cost of your portfolio for a 6 year period [or less]. Enough time to build You a Profitable Handsfree Property Portfolio
This service covers the entire management process & takes all of the management away from you, saving you valuable time, allowing you to live your life as you choose knowing your financial future is secured
We believe in performance related results, & in earning your confidence. The majority of the service fee [below] pays the management of your portfolio over the 6 year term
We have significantly reduced the up front fee to make it easier for you to invest in your future. The total service fee covers the following areas:
- Acquisition of property below market value [BMV]
- Full management of refurbishment
- Management of initial purchase valuation and mortgage
- Subsequent revaluation procedure
- Management of Letting agent
- Management of Insurance and maintenance
- Helping with property accounts & tax returns

Portfolio service fee: £32,500:
This covers the total running cost of your portfolio for a 6 year period.
Portfolio fund [Deposit Pot]: £35,000:
You will need this to be available to use to purchase your properties. This fund includes deposit, solicitors fees, valuation fees & refurbishment costs, & is broken down into the following as typical example:
Purchase Price: £105,000
Revaluation: £130,000
- 20-30% Deposit: £20,000 – £30,000
- Legal costs inc search fees: £1,000
- Valuation Fee x2 (2 for initial purchase and re-mortgage): £750
- 3 months mortgage payment whilst refurbishing: £1,500
- Renovation Cost: £3,000 – £6,000
- Contingency Fund: £5,500

This takes your property purchase through the 9 stages:
- Sourcing and negotiation of property at a considerable discount
- Property survey and valuation
- Property conveyancing
- Property purchase
- Property refurbishment
- Property re-valuation
- Property letting
- Property management
- Property re-mortgage

Total upfront investment: £65,000
You will therefore need to have access to a total of £65,000.

Profit Share [Capital Acquisition]: £12,500 per Property
This is a profit share in your properties. As mentioned above, we have significantly reduced the up front Fee to £32,500 [We used to charge £90,000 up front]
Now we just ask you for a fee to cover management & running costs, & don't ask for further fees until your property has grown in value enough over time, so that you could remortgage it & release equity
This is payable just once per property & only when your property can easily sustain a remortgage
This is our way of massively reducing your risk & letting you know how positive we are that the property market always rises in the long term. If it doesn't; we don't make profit
