The Progressive Buying Model:

Portfolio fund: £30,000:

You will need this to be available to use to purchase your properties. This fund includes deposit, solicitors fees, valuation fees and refurbishment costs, and is broken down into the following as typical example:

Purchase Price: £105,000
Revaluation: £130,000

  • 15% Deposit: £15,750
  • Legal costs inc search fees: £1,000
  • Valuation Fee x2 (2 for initial purchase and re-mortgage): £750
  • 3 months mortgage payment whilst refurbishing: £1,500
  • Renovation Cost: £5,500
  • Contingency Fund: £5,500

Total Purchasing fund:£30,000

This takes your property purchase through the 9 stages:

  • Sourcing and negotiation of property at a considerable discount.
  • Property survey and valuation.
  • Property conveyancing.
  • Property purchase.
  • Property refurbishment.
  • Property re-valuation.
  • Property letting.
  • Property management.
  • Property re-mortgage.

This money will be held by you in a designated portfolio account at Barclays Bank to which we will have access. You receive monthly statements creating transparency through the whole process.

This enables us to organise the purchase of a property at least once a year, cycle the money around and then return it to your account upon completion of the re-mortgage [click here for table pop up].

The result and end goal is to use this fund to buy you five properties in the timescale and return all of your £30,000 at the end of the term, so that you have not left any of your working capital in the properties, exclusive of the initial service cost [click here for table pop up].

The £32,500 fee represents a small profit to our business after sourcing and management costs of your portfolio are met for the 6 year term.

Progressive's profit comes in the form of 'capital acquisition' after we have delivered a portfolio which has performed and grown significantly. This fee is taken from remortgage monies obtained once the properties can support it both in equity and rental coverage terms.

This fee is £10,000 per property. This fee may take many years to become payable, in which case so be it. At Progressive we are looking to provide profit to you before we take ours.

We believe this structure creates a win-win scenario.We have a vested interest in your success, and we take our profit from your profit not your income.

Total investment: £62,500

You will therefore need to have access to a total of £62,500.
