**Introduction: Interest rates on the Downward Spiral?

Firstly, hello and welcome :-)

Welcome to the December/January newsletter and many thanks for getting here, it means a lot to us. We never quite know who is back at work this time and who is not. Mark is skiing and Rob is the slave that stays in the office producing content!

If you're back at work reading this then work can't be that bad! And if you're still at home then you have all the time in the world to get rid of the extra mice pie and set your massive 2008 goals, don't you know

Anyway, that reminds me when we first set our business goals back in '05. I was looking through them on Jan 1st and it was really quite exciting to see the growth that we have achieved. It's a great thing to do for motivation and forward momentum :-)

I had 1 property back in 'early 05. I had no car, just a bike. I had £30,000 of debt and I had only just met Mark. Mark only had 4 properties and was overweight….

Things can change very quickly. With the market the way it is at the moment we believe that you can make things happen for you even quicker. As Brad Sugars said in his 'Billionaire in Training' book, you can make much more money much more quickly when the market is going down because it generally falls quicker than it rises…

And that is what this newsletter is all about, so we hope that you enjoy it :-)

Interest Rates to Fall - house prices look to stabilise and grow again

It seems certain that interest rates are to fall next year following the credit crunch and the Bank of England's feeling that the economy could slow down

The neutral level of base rates (at 5.00 to 5.25%) have been exceeded and the MPC committee seem to be targeting this range for a rate reversal that has already started…

We've just read this quote from James Knightley, Economist at ING:

"The Bank had already signalled that two rate cuts were likely in 2008, but with growing downside risks for growth, we would suspect rates will be down to just 5pc by mid 2008 with the clear risk that they move sub-5pc in the second half of the year."

What does this mean for you? If you are on bank base rate tracker mortgages [variable] you could see very low interest rates next year. Combined with rents rising strongly you should be able to cover your mortgage payments easily with rent and the additional maintenance costs [that most people and companies either don't tell you about or don't really understand]

What has happened [to Your advantage] is that with the credit crunch repossessions have gone up. We have been able to find Properties more easily , buy them cheaply for us, You and our Investors, and also help these people out of debt and away from court

This is the general trend with our business. When the interest rates go up and panic is in the air we find cheaper properties. When interest rates fall our properties stack up even better and are easier to maintain from a cash-flow perspective

**Lenders Adding to the Reduction in Rates…

Looking at the market from an investors point of view; and the opportunities that are arising in the current market; another positive boost from many mortgage lenders is their decision to act upon the Bank's decision to cut rates by following suit and cutting their own lending rates further…

"Halifax, the UK's biggest mortgage lender announced a reduction in its variable mortgage rate "Following the announcement today by the Monetary Policy Committee of a 0.25 per cent decrease in the Bank of England Base Rate, Halifax will be reducing its standard variable rate from 7.75pc to 7.50pc."

**Increase in Rents & Rentability…

Rents have started to rise in view of the slowing down of some growth in some areas of the property market. There are many factors that have an impact on the amount of rent you can achieve for a given property and how quickly you can rent it out:

Here in Peterborough demand is as high as we have ever know it. Recruitment agencies are popping up all over the place [at least 4 on our street] to find jobs for the influx of immigrants

The masterplan for Peterborough that involves a £1billion investment in the city has attracted an influx of awareness, excitement and people to the city

The lower relative price to London and the ease of access through the GNER rail line is also an important factor in drawing people out of London to live in Peterborough. Many people can relocate to Peterborough, buy an equivalent property for half the price and easily commute back to the city

Because less people have been able to buy on the back of a steady interest rate rise; rents have firmed again. Many people have the misconception that they can't buy of get lending and thus settle for renting. These are definitely big positives for us and our investors from a cash-flow perspective

Education:

Rob is working closely with some exciting partners this year; one of them being Daniel Wagner. Daniel's expertise lies in internet marketing and Property and Rob will be attending his Bootcamp on the 19th and 20th January to learn how to get more information out to you in more media that is faster and easier to use for you

A result of this will be the creation of audio programs that Rob has been working on over the last 3 months, as well as the finishing touches to the streaming video and online video, audio and powerpoint tutorials

As discussed in the last Newsletter, I've been very busy with a cool piece of software creating online video and audio tutorials of how you can make money yourself in Property

It interactively runs through from the very basics to the little known secrets that you can view in the comfort of your own home, or download on to Your iPod

What's Mark Been up to?

I've just got back from skiing in France. The snow was amazing and it feels great to get away and feel the sun and the breeze on your face

And of course time to think about what I want for 2008 for myself and for Progressive, and for You

I have made the crazy decision to run the London marathon this year. I am still trying to get Rob to run it with me, but he says it will reduce his ability to 'get buff!'

We would like to raise some money for some of the charities we support and also it is one of my lifetime goals; and I feel I'm at the right time in my life to commit to it once and for all

I'm also really looking forward to finishing and releasing the second book that You can pre order Now: "Make Cash in a Property Market Crash" I feel that there is so much opportunity out there now and want to share some of the things that have really helped us make money and have success in Property; as this is always the best time to buy!


What's Rob Been up to?

I've not been living the high life as much as Mark :-) My time will come!

I really love breaks [especially over xmas and New Year] as it is a great time to reflect, to look over the successes and areas for improvement for the next year. I can be a bit of a dreamer and so really enjoy these times

I shall be creating a 2nd edit of the Book "The 44 Most Closely Guarded Property Secrets" with around 100 pages more of content that we shall be launching around April

And we are close to finishing the 2nd Book which is very important at the moment: "Make Cash in a Property Market Crash"

I have had the most crazy bet of my life with my girlfriend. We were talking one morning about a calorie challenge that they hold at her gym every January to burn off the xmas excess

Like many of us, I had probably over indulged a little and was up for a blitz, and one thing lead to another and somehow we had managed to make four bets based on who would burn the most calories and be the fittest

I have been known to be a little competitive in my time; and not one to turn down a challenge; I accepted. In the end the loser will end up paying for 2 meals out and an all expenses paid skiing trip to her villa in Austria

Lose? I can't lose? I must not lose! I better not lose!

Needless to say I've spent hours down the gym so far the last 5 days and I'm really feeling it :-)
And then Mark wants me to run the London marathon!
