**Introduction:
Firstly, hello and welcome


Welcome to the February newsletter and many thanks for getting here, it means a lot to us. Now that the New year cobwebs are out of the way; we can roll the year out with a bang, can't we?!
January is always a bit if a weird one. You know the deal;"'we're gonna do this and that and the other and get fit and make cash and stop smoking and cut down on the booze and…."
n February things are back to the way they always were
But they don't have to be. Take what works and keep doing it. Look at what doesn't and stop it. Remember there is no try, there is do or do not. Excuses suck
But then I [Rob] have just had my wisdom teeth pulled out and recently finished my bet with Gemma for the January calorie challenge, so I'm in ruthless spirit
Our business development manager would have had a laugh at our expense in our monthly meeting yesterday. Rob was falling asleep because of the drugs from the surgery [that sounds very Hollywood, doesn't it] and Mark has had a 2 week cold, so he's like a bear with a saw head!
But seeing a benefit in everything, we managed to get a few things out in the open
[and see our additional testimonials to the right this month]

**The Credit Crunch: What Now…
Everything is not necessarily as it seems with the whole 'credit crunch crisis'
The Fed have cut the rates twice by a whopping 1.25% as of late to try and give the illusion of control. Are they on control, well you can make your own judgement, but it seems that their intention is to continue to cut rates to avoid a complete collapse in the economy
Currently rates are at 3% in the US and could even be down at 2% in an attempt to gives banks a lifeline
This has implications on inflation. The reduction in interest rates will cause a rise in inflation, which in turn causes its own problem, how are the government going to keep a handle on that? It's almost like delaying an inevitable d-day, but as long as things are ok in the short-term, and that they are perceived to be doing the right thing, then everything is all ok. Hmmmmmm…

What has happened [to Your advantage] is that with the credit crunch repossessions have gone up. We have been able to find Properties more easily , buy them cheaply for us, You and our Investors, and also help these people out of debt and away from court
This is the general trend with our business. When the interest rates go up and panic is in the air we find cheaper properties. When interest rates fall our properties stack up even better and are easier to maintain from a cash-flow perspective
**Increase in Rents & Rentability…
Rents have started to rise in view of the slowing down of some growth in some areas of the property market. There are many factors that have an impact on the amount of rent you can achieve for a given property and how quickly you can rent it out:
Here in Peterborough demand is as high as we have ever know it. Recruitment agencies are popping up all over the place [at least 4 on our street] to find jobs for the influx of immigrants
The masterplan for Peterborough that involves a £1billion investment in the city has attracted an influx of awareness, excitement and people to the city
The lower relative price to London and the ease of access through the GNER rail line is also an important factor in drawing people out of London to live in Peterborough. Many people can relocate to Peterborough, buy an equivalent property for half the price and easily commute back to the city
Because less people have been able to buy on the back of a steady interest rate rise; rents have firmed again. Many people have the misconception that they can't buy of get lending and thus settle for renting. These are definitely big positives for us and our investors from a cash-flow perspective

Education:
Rob is working closely with some exciting partners this year; one of them being Daniel Wagner. Daniel's expertise lies in internet marketing and Property. I attended his Product Creation Bootcamp and off the back of that have already made real headway with a new line of educational products designed to de-mystify the Property Buying System and make it more accessible to more and more people
We shall keep you updated on all proceedings. I'm currently working with a professional VOA [voice over artist] with the audio book version of "The 44 Most Closely Guarded Property Secrets"
As discussed in the last Newsletter, I've been very busy with a cool piece of software creating online video and audio tutorials of how you can make money yourself in Property

What's Mark Been up to?

This month has all been about our buying machine for me
As You know, Simon officially started at the start of January, so I've been working closely with him to upscale our Property Sourcing and to continually improve our buying power in Peterborough
At the moment we are well on top of the buying. We have no waiting lists and we are sourcing properties cheaper and cheaper.
There could be a number of reasons for this and I think it is a culmination of all of the factors listed below:
Sentiment:
People read papers, panic and sell cheaper than they needed to. We like to call them 'sheople' [people who believe everything they read in the papers]
But of course we respect their decisions and their judgements; and we help them get their outcomes and they help us get ours
Actual Market Conditions:
Market growth has slowed as an average across the UK. People read about this and think that this is the case in their specific area, when it is not necessarily the case, and this again relates to sentiment
I chat to many estate agents every day: people who are actually selling properties [at decent enough volumes to get a reliable average], people who know what list prices are and actual selling prices are. Many of them have reported a large growth in sales volume in January. We think this relates to the actual market conditions of the area and the sentiment around it
Economic Conditions:
The state of the Us economy, the state of our economy and the efforts of the government to cover up the actual state of our economy. Looking at LIBOR and other factors, commentators and respected opinion, it looks very much like interest rates will gradually fall in the short term and could go as low as 4%
We are Getting Better:
Buying Property is all about rules. The longer you have been in the game, the more you understand that there are rules of the game and personal rules that need to be set and never broken
Aside: In our book "The 44 Most Closely Guarded Property Secrets" we talk about the time we bought a bungalow that looked like a good deal, but was outside our rules, and how it actually ended up being a big pain in the backside from start to finish, taking up far too much time, energy and cash
Our rules are being refined everyday, especially now with the help of Simon, and we are buying at bigger discounts, cutting the costs of our refurns right down, viewing less properties vs purchases, getting better at negotiation and other factors that add value to our system
I'm also really looking forward to finishing and releasing the second book that You can pre order Now: "Make Cash in a Property Market Crash" I feel that there is so much opportunity out there now and want to share some of the things that have really helped us make money and have success in Property; as this is always the best time to buy!
What's Rob Been up to?

Like Mark, I have been really focusing on aspects of our business
I have been concentrating on adding value to our investment package by looking at how the business can reduce costs and therefore increase efficiency
We finished our 2008 business plan and set goals leading to 2010 and 2013
We have also been creating a software package that integrates all of our systems into one package. We expect this to increase our efficiency and communications by at least 23%. It's not cheap, but we think it will be worth it
I shall be creating a 2nd edit of the Book "The 44 Most Closely Guarded Property Secrets" with around 100 pages more of content that we shall be launching around April
And we are close to finishing the 2nd Book which is very important at the moment: "Make Cash in a Property Market Crash" which you can Buy Now on pre-order
I have had the most crazy bet of my life with my girlfriend. We were talking one morning about a calorie challenge that they hold at her gym every January to burn off the xmas excess
As you may remember from the last newsletter, I had a quite major competition [all competitions are major; I won a tenner from Simon our Property Sourcer yesterday down the bowling alley and loved every minute of it!]
I best give you the results of our January challenge. I never actually thought that she read these newsletters, but her reading the last one only made her even more determined to beat me!
The art of War always states never to let anyone know your plan; my first mistake!
Calories burned:
Rob: 48,000
Gemma: 27,000
Result: Rob wins by 6%
Weight Loss:
Rob: 20lbs
Gemma 7lbs
Result: Rob wins by 4.7%
Fat burned:
Rob: 9lbs
Gemma: 9lbs
Result: Gemma wins by 1% [Damn!]
[That's the holiday too!]
Waist measurements:
Rob: 3 inches
Gemma: 1.5 inches
Result: Rob wins[That's the 'personal prize' that I wanted to win]
So Gemma one the big one: a trip to Austria fully paid, but I won 3 out of 4; who is the real winner here? Well you decide
I think I went to more of an extreme than Gemma; I lost 9 pounds on the last day cutting weight like a boxer does and it nearly killed me. I've been useless to her ever since; and then having my wisdom teeth out just added to that…
Still, I have achieved something else and it was all good fun
Back on the weights now to try to pump those guns!
