**Introduction: Interest rates to Come Down?
Firstly, hello and welcome
Welcome to the November newsletter and many thanks for getting here, it means a lot to us. Why is it that Christmas decorations have already been up nearly a month?! It makes me dizzy
We go to the office and it's 2 months before Xmas and there I am [Rob] thinking I've got 3 days left to get me backside into gear
Anyway, that reminds me of a time when things used to be so bad that I couldn't even afford any Xmas presents; it's not that Property was my saviour, because we all make our own decisions [consciously or unconsciously Now], but it is the vehicle that enables freedom and security, and that equates to happiness [and enough wealth to live a happy life]…
Interest Rates to Fall - house prices look to stabilise and grow again
It seems certain that interest rates are to fall next year following the credit crunch and the Bank of England's feeling that the economy could slow down
The neutral level of base rates (at 5.00 to 5.25%) have been exceeded and the MPC committee seem to be targeting this range for a rate reversal that could start as early as December
What does this mean for you? If you are on bank base rate tracker mortgages [variable] you could see very low interest rates next year. Combined with rents rising strongly you should be able to cover your mortgage payments easily with rent and the additional maintenance costs [that most people and companies either don't tell you about or don't really understand]

**The Death of New Build? We Told Them so…
Serious Property Investors should be excited about what is happening in the market at the moment…
[Developers and accidental investors are probably a little concerned]
The government would like us to be building 240,000 new homes a year rather than the current 180,000. All fairly unrealistic to be honest. With the credit crunch we're already seeing developers struggle for finance. Large city centre new build blocks with unrealistically high prices are failing to sell as Investors wise up to what we have been saying for 3 years
Developers are selling less and less units off plan or pre-sale and this equates to little or no finance or 'start on-site' for the developer [unless they get real and drop prices]
This could mean less developments for 2008 and indeed there has already been news in the press to this tune. New builds could therefore drop year on year rather than rise over 2008/ 9
This should all cement rents and boost the existing [older] Property market

What has happened [to Your advantage] is that with the credit crunch repossessions have gone up. We have been able to find Properties more easily , buy them cheaply for us, You and our Investors, and also help these people out of debt and away from court
This is the general trend with our business. When the interest rates go up and panic is in the air we find cheaper properties. When interest rates fall our properties stack up even better and are easier to maintain from a cash-flow perspective
Rents have also started to rise in view of all of this, because the demand has gone up since less people can buy. This is definitely a big positive for us and our investors"

Mark has just returned from the 'Billionaire Bootcamp' course with Chris Howard. I have not really had a great chance to catch up with him properly but he is already talking like Warren Buffett so that's a good thing!
