**32% Increase in Property Millionaires
Firstly, hello and welcome
Welcome to the October newsletter and many thanks for getting here, it means a lot to us. So much has happened since last month it is almost crazy. Where has this year gone?
As well as some major and very positive movements in the Property Market [which are all below, skip to any section you feel is relevant to You] Progressive has been busy buying property and moving into our new offices on 'Estate agents row' [just where we want to be!]
Mark bought the new M3 and was out driving it at 55mph yesterday [!] and Rob has found himself a lovely new girlfriend
And of the Property Market…
We've been convinced that were in the right game and that Property can give us the future that we want for some years now
We don't need proof anymore because we've seen it
And for us at Progressive, this article further strengthens what we are see happening in Peterborough now, and for the next 10 years plus:
" Figures from the Portman Building Society reveal that there are nearly 80,000 people in possession of property worth over £1 million, in comparison to less than 60,000 people this time last year…"

**2.7% Rise in Property Asking Prices
Asking prices for Property jumped up 2.7% between mid September & mid October.
Not an indication that the market is slowing down, by any means. Of course these are asking prices and not actual selling prices, but the two go hand in hand…

**New CGT Laws: Great News for Property Investors & For You
New laws around Capital Gains Tax (CGT) were announced in Alistair Darlings first pre-budget report that is of great interest to us as Property Investors
As of April 6, 2008 any capital gain will be taxed at a new rate of 18%
This means You could save up to 55% if you are a higher rate tax payer. The annual exempt amount will stay at £9,200. Even if you are a standard rate tax payer you will be paying 4% less tax, which amounts to a 20% saving
Compound that over 25 years and that could mean millions
When introduced next April, you could make a gain of over 20% on a well bought Property instantly. Surely this is further evidence not to sell your properties

With average capital growth currently running at around 10% per year, and historically somewhere near 12%, now [as always] is the best time to build a portfolio

In view of everything that has been going on with the sub-prime market, the chaos that the Northern Rock fiasco caused and a general feeling of unrest form the general public [remember which way in the tide we walk], Mark has been very busy picking up some great value properties

**Question of The Month [A Very Pertinent One Too]"
The most common question this month has related to the sub-prime mortgage and Northern Rock situation. One specific question from Kirsty was:
"How will what happened with Northern Rock affect the Property Market?"
Here is our response that we e mailed to her: thanks Kirsty
"Well, the greater so-called 'problem' is the sub-prime mortgage situation. All of these things combined have meant that some sub-prime lenders have stopped lending or upped their interest rates as much as 1%
This is obviously not such good news for those who have sub-prime or 'bad credit' mortgages However this has not spilled over into our market place because we [Mark and I, good investors and clients] are not sub-prime and we are much more 'lend-worthy.'
The greatest rise in prices we saw with the lenders that we would use was 0.1%! Nothing to worry about there
What has happened [to our advantage] is that in the sub-prime market repossessions have gone up. We have been able to find these more easily , buy them cheaply for us and our clients, and also help these people out of debt and away from court
This is the general trend with our business. When the interest rates go up and panic is in the air we find cheaper properties. When interest rates fall our properties stack up even better and are easier to maintain from a cash-flow perspective
Rents have also started to rise in view of all of this, because the demand has gone up since less people can buy. This is definitely a big positive for us and our investors"

You would not believe how many discussions Mark & I have on a daily basis about expectation
We are firm believers in setting expectation at the right level, as you will see with our marketing around the Progressive investment package, where we work growth figures on 5% and 8% even though the Property market has been performing consistently better
And we should learn from our own teachings. Absolutely everything that we are having done at the moment is being delayed time after time after time
Our new office furniture, our new computers, our new phone lines and broadband are over 2 weeks late [how does that work?!]. Even the office itself was agreed a month after we were told we would be able to move in

So the two most important question are:

2. What are the lessons to be learned?
Well I can answer the 2nd one quite easily, thanks to Mark's advice: Whatever date they tell you, add at least one month. For everything! [Does that include dates?!]
As for the first, well I can't answer it, because it may well be delayed again. All I can say is that we appreciate your patience [you're doing better than me] and we hope that it build the anticipation nicely
