I'm feeling very pleased with myself, a landlord wanted guaranteed rent with zero risk & having completed the NMD course with Kevin McDonnell, offered Rent2Rent (3 bed flat, paying £700pcm). I'm allowed to add a stud wall & have 4 double bed & will let @ £1,600pcm excluding bills. A profit of £900pcm x 12 month x 5 years = a profit of £54,000.
