In this chapter, I am going to give you the basic information you need to get started because I want you to find that key, open the safe and make sure you get your hands on the money you need to build the property business you desire.
Deal Packaging is the one strategy that is solely about producing cash. We all need more cash in our lives. If you are a property investor, whether you are just starting out, or you are more experienced, having enough cash is a major challenge for all property investors. It was certainly a challenge for me when I was starting out. I wanted to build a buy-to-let portfolio. I used the BRR model where you buy a house put in a deposit, refurbish it, and then in due course have the house revalued with the hope and expectation that the value has gone up and that you can draw out your deposit. The truth is, in my experience, that most of the time you cannot get ALL of your money out. Now maybe that issue was about me, and my experience at the time. But I always left a little bit of money in every deal that I bought and refurbished. That was fine, but by the time you have done 15 deals and left 15 little bits of money in, then that all adds up to one big bit of money, and in my case, I had used up my cash. So as a property investor, I needed cash in my life. I needed cash to maintain my lifestyle and I needed cash to continue with my property investments. Deal packaging became the answer.
Property Deal Packaging Skills
The exciting thing is that there are basically only two skills that you need to master in order to become a great deal Packager. Deal Packaging is about people and arithmetic. You need people skills so that you can build great relationships with potential investors, vendors, and estate agents. Secondly, you need to be able to analyse and understand when you have found a great deal. I will promise you this. If you get really good at finding discounted property in any market, then you will find financial freedom, guaranteed. The skills that we learn as Deal Packagers will set you up for a great life in property. And it’s not just me that has been on that journey, thousands of friends have now walked that road as well. So let’s get started.
So what is Deal Packaging? It is finding a property investor who wants to buy property in their chosen strategy. It is then going out and finding the property that meets their criteria. You then introduce the property to the investor, so that the investor will buy the property and pay you a fee for sourcing the deal. The great advantage for you is that you get paid upfront. You get your fee on the day the investor purchases the deal. You don’t have to worry about raising any money because the investor will provide all the money required to buy the deal. So you do not need a deposit. You do not need a loan, a mortgage or any funds at all to facilitate the deal. In the beginning, you do not need any premises, any staff, or any serious investment, in your new Deal Packaging business. You just need a laptop, a phone and some Wifi. When I started I based my business in the local Sainsbury’s supermarket. I worked in the cafeteria there which was very comfortable. It was warm and dry, there was free parking, and there were sofas, and coffee and biscuits available to purchase all day long. They even had the newspapers delivered. I used that cafe to have meetings with local estate agents and also with my investors, either when they visited to have a look at how my business operated, or maybe to inspect a property that I had found for them.
